The Jakarta Provincial Government has noted that 1,790 out of 2,359 citizens who register have passed the selection stage for the zero-down payment housing program on July 28. Because of high enthusiasm, the second registration is opened again on August 7 until now for citizens with Jakarta ID card.

" It is not only a physical housing provision program, but also provides affordable housing through a financing scheme"

When the Jakarta Governor Anies Baswedan inaugurated the zero-down payment housing in Pondok Kelapa, East Jakarta, as many as 780 units have been built. On the 5,686-square meter land, there is a 21-storey building with three types. They are the studio type with 240 units worth Rp 184.8 million - Rp 195.5 million, the one room type with 180 units worth Rp 210,760,000 - Rp 213,400,000, the two rooms type with 360 units worth Rp 304,920,000 - Rp 310,640,000.

With this program, the middle-lower class people can have a house that is relatively affordable installments, without having to pay a down payment. Until October, some 78 households made a preliminary agreement or called the conditional sales and purchase agreement (PPJB). While the 64 households have received keys for new home.

"It is not only a physical housing provision program, but also provides affordable housing through a financing scheme. This program is in the long run, fixing the imbalances that exist in Jakarta," he stated, as quoted by Jakarta PPID's press release, Tuesday (10/15).

Since June 28, the Transjakarta bus has served residents of the Pondok Kelapa low-cost apartments from BKN Bus Stop (National Civil Service Agency) in Cawang, East Jakarta. Collaborating with SMKN 26, SMKN 56, SMKN 52, SMKN 4 Jakarta, as well as Jakarta Trilogy University, the Perumda Pembangunan Sarana Jaya also provides reference to residential arrangements for prospective occupants.

For the next stage, by the end of this year, around 900 units will be built in Cilangkap, East Jakarta with 2.8 hectares width and in Pulogebang, East Jakarta with 4 hectares width in 2020. Then in Cilangkap and Pulogebang, the city's investment participation scheme (PMD) reaches Rp 800 billion in which its amount increased from 2018, which reached Rp 500 billion.

Many applicants pass the document inspection stage, but failed during the people's housing credit application stage. It is because many of them bear several loans in large enough amounts, thus it will be difficult to repay mortgages.

When the applicants already have keys, they cannot rent or sell their units to others. "If they do that, they will be asked to leave," stressed Jakarta Public Housing and Settlement Agency Head, Kelik Sudriyanto.

As for the information, this zero down payment housing program is part of the housing development for Jakartans, especially the lower-middle class people. It is something like a program that seeks to realize social justice for underprivileged people.
